Maria Barrientos

Ms. Barrientos has been named one of the most influential urban-infill developers in Seattle, a 2015 PSBJ Woman of Influence, and is categorized by her peers as innovative, thoughtful, and creative - creating housing that incorporates many forward-looking trends.
Over the past 30 years, Maria has become a respected leader in Seattle’s real estate development community. Project types include urban mixed-use, mixed-income, historic renovation and adaptive reuse, both market rate and affordable housing, and student housing properties. Maria brings in-depth knowledge of innovative development tools, sustainable development techniques, public/private partnerships, financing mechanisms that include tax-exempt bond financing as well as other sources of private equity and debt. Maria has always been active within the community and serves on several community based and civic organizations and is very involved in land use issues within the city of Seattle.

Kristin Ryan
Partner
Kristin Ryan a Partner in barrientos RYAN. She is a multi-family and civic project developer focused on building inspired places that promote the growth of the city of Seattle. Ms. Ryan is an astute and experienced developer having managed development projects totaling over $400mm in housing, medical offices, schools and theaters over the course of her career. She was previously Director of the Northwest Division of Jonathan Rose Companies, directing the firm’s acquisition, development and consulting activities on the west coast, and managing their west coast portfolio.
Kristin has provided development advisory services to many non-profit and governmental agencies seeking to use multi-layered financing approaches to implement their projects. She specializes in implementing complex projects that serve communities with great places to live and work.

Alexandra Moravec
Project Manager
Alexandra joined barrientos RYAN with ten years of experience at the intersection of real estate and community development. She has worked on federal policies for smarter growth; has managed over $1 Billion in equity investments in charter schools, health clinics, job training programs, homeless shelters, and other community facilities; and has overseen the restructuring and disposition of over $400 Million of affordable housing. She enjoys bringing these diverse experiences to bear in development: transforming communities in a way that is thoughtful, creative, and holistic

Sara Everett
Project Manager
Sara is our “creative compass” and wins the prize as being with us the longest – going on 12 years now. Sara supplements her life work as an artist while being a creative problem solver with us. A versatile hat-wearer, Sara is the office lead for navigating the changing world of art and design and manages all the complicated projects thrown her way. In her spare time she curates local art into architecture. She has helped us commission unique and interesting artworks that reflect the personality of each inspired place we build. To continually keep abreast of NW artists and contemporary trends, she serves on the Board of Directors of CoCA - Seattle’s Center on Contemporary Art.

Meagan Teutsch
Project Manager
Meagan works in project management and has been active in managing the 21 Boston project on Queen Anne which includes 324 units and a large 50,000 SF Safeway store. Prior to barrientosRYAN she was a member/investor at Teutsch Partners where she was involved with developing mixed-used, multifamily, and industrial projects, as well as property management and project management. She has extensive experience partnering with affordable housing organizations, social service providers, and non-profits. Meagan has a Masters from USC and completed the University of Washington’s Commercial Real Estate Certificate Program. She is a member of NAIOP and involved with the Washington Trails Association and the Mountaineers.
