Location: 4040 26th Ave. SW, Seattle
Size: 193 residential units 58,000 SF
Completion: Spring 2013

barrientos RYAN worked with with Legacy Partners to develop and create a new mixed-use building with 193 residential units, nestled in the Youngstown neighborhood of West Seattle. Youngstown was the historic name for the area just south of the West Seattle bridge and Harbor Island. The property is across the street from the Longfellow Creek Trail, where hiking and dog walking beckon.

Maria Barrientos was instrumental in repositioning and redesigning the project with a strong focus on resident experience. Features include expansive, light-filled residences, views of downtown and Elliott Bay, a private media room, exercise room, spacious bike storage, large private patios/decks and a massive rooftop deck with interior Sky Lounge.

Because West Seattle is home to a large number of artists and the creative class, the goal was to be able to convey the best parts of this neighborhood and the community through its arts and open spaces. Sara Everett from barrientos RYAN is an artist and worked with Youngstown Flats to develop and curate a very ambitious art program for the building. There are currently 15 artists with works located throughout the property, with pieces located throughout the lobbies, corridors and the Sky Lounge so residents are able to enjoy these exciting works on a daily basis.
