barrientos RYAN completed entitlements for the development of the former Fran’s Chocolate factory in North Capitol Hill. This new building in the bustling Pike/Pine District will be the first multi-family passive house building in Seattle. The proposed structure will include below-grade parking and ground level commercial space with residential condo units above. Passive house elements include triple pane windows, exterior drop-down sunscreens on all windows, and A/C via a heat recovery system incorporated into the building.
