barrientos RYAN worked with Amundson Properties to reposition this property as boutique apartment community, which had been used as a surface parking lot for twenty years. Nestled between the quiet, tree-lined street of East Harvard and bustling Broadway, the building includes 38 spacious and light-filled two-bedroom homes. Two-story lofts dominate the Harvard side of the building while one-bedroom units on the east face Dick’s Drive In.

barrientos RYAN, with the help of Red Propeller and Blanton Turner, identified the need for larger, more spacious units on Capitol Hill for residents who have outgrown their smaller spaces. All residences include expansive, floor-to-ceiling windows to maximize natural light which is of particular importance in Seattle. All units feature large, usable decks and patios and access to a wonderful rooftop deck with panoramic views.

The Harvard facade is intended to be more stately and convey a maturity commensurate with its address. The Broadway-facing facade includes a playful use of color at the balconies to add an iconic and fun facade facing Broadway.
